About

Peacefully located away from the street my place offers an easy going and convenient experience, usually at a more affordable rate than the most central properties. That said, it is in an excellent location. Less than 5 minutes walk away is Edinburgh's foremost entertainment park with a wide range of activities such as mini-golf, laser tag, cinema, trampoline, various eateries and more. There's also a nearby public pool and library. The area has classical architecture from the Edinburgh 1800s

Good to know

The property is one the second floor to the rear of a shared building with shared garden. The space is used very efficiently with a combined room for livingroom and newly renovated kitchen (with a slight partition). The large windows make it a bright property and it is heated by 2 modern electric radiators. The toilet and shower room are notably compact. The property has 2 fire extinguishers (in excess of requirements).

House Rules

General Additional Rules: Please don't make any permanent changes to the property (no nails in walls etc). Please don't use adhesives on anything that is there when you arrive. Damage can incur fees proportional to the damage. Respect the quiet hours and other inhabitants of the stair. A fee of a minimum of £50 and a maximum of £450 can be incurred if disruption is reported and is evidenced. This fee will be extended as a compensatory gesture to the offended party. In the specific case of stains left on linens or towels which do not come off in the laundry and significantly prohibit future use for guests, the following fees be incurred charged: Bed Linens: For pillow case and duvet cover: £20 or equal to the value of the set per damaged set. Damage to even a single cover incurs the full set fee. For fitted sheet: £12 or equal to the value of the sheet per damaged sheet. Towels: £5 per damaged bath towel. £2 per damaged face towel. This being the case PLEASE remove make up. In the past year more than £200 worth of linens have been destroyed permanently by make-up stains. Check in/out: Early check-ins and bag drops can often be arranged and are generally free of charge, get in touch to discuss. Checkout is 11AM. Get in touch regarding and late check out requests with 24hrs notice. Late checkout with less then 24hrs notice is considered unexpected. Unexpected late checkout incurs the following fees (although the host has the right to waive these). + 10 mins - Grace Period (Free) + 11 mins up to 1 hour - +£75 + 1 hour up to 2 hours - +£150 + 2 hours or more - +£175 per hour

Guest Access

The whole space is available for your use, however we do use the closet in the living room for cleaning and service supplies. You will also have access to the communal areas of the building, where we expect guests to act with respect and consideration towards others, especially as relates to noise. Access to the crawl space/maintenance areas (the hatch in the wall above the shower room and the space above the closet in the livingroom), while not expressly prohibited, is not advised and this area will not be prepared for guest access.
